Apartment complex rises from site of former Lewiston nursing home

Niagara Gazette - 3/16/2019

March 15-- Mar. 15--VILLAGE OF LEWISTON -- A new development is nearing completion in the village. On the site formerly known as Fairchild Manor, a nursing home a block from Center Street, there is now, rising from the foundations, an upscale apartment complex being built and redubbed as Fairchild Place.

The site will be made up of 23 apartment units, some one-bedroom, one-and-a- half bath and others two-bedroom, two baths. There are also six "luxury patio homes" being offered to renters who want to be a part of the Lewiston community. "We have two events coming up," Gina Gigliotti said. She's manager of the Lewiston office of Howard Hanna Real Estate Services, which is the only realtor center that offers access to the Fairchild Place apartments and patio homes. "The open house is going to be March 23 from 1 to 4 p.m., and we will be there to show a model unit, fully decorated. It's going to be fully staged... (and) around May 1 is going to be our ribbon cutting for the whole property."

According to Richard Portale, a realtor at Howard Hanna, one-bedroom apartments will be $1,500 per month while two-bedroom units will be $2,200 per month.

"There are six what we are calling luxury town homes, and those town homes are attached individual, six individual town homes and they come with two bedrooms, two baths and a garage," Portale said. The units, Portale and Gigliotti stressed, whether apartments or town houses, are very large. They each have a patio or balcony, open floor plans, stainless steel appliances, granite countertops and a washer and dryer in each unit, according to the listing on Howard Hanna's website.

"Even though you can section these off, right?" Gigliotti explained, looking at a floor plan of a two-bedroom apartment that has only two traditional, four wall rooms. "(One) for a dining room area, and (then) a living room. It's a complete open floor plan."

Market values are also expected to react favorably for the neighborhood around the development.

"I think sellers, too, alike are going to reap the benefits of these luxury apartments, because you have properties around this piece that if they want to sell I think their value would go up," Gigliotti said. "It definitely won't hurt to have these luxury apartments around your property. Anything better in a community ups the value in some way."

More information can be found at howardhanna.com as well as fairchildplacelewiston.com.

"They'll be a great place to live in the village," Portale said. "The demand for village apartments are extraordinarily high. There are none."
